What goes into the budget
The condominium's annual budget covers the building's day-to-day operation: heating and hot water, electricity for common areas, caretaking, upkeep of the installations, insurance, the management company's fees and banking charges. It is voted on at the general meeting, and each unit bears a share proportional to its ownership share, expressed in per mille in the PPE's founding deed (art. 712h CC).
Current charges and the renovation fund
The renovation fund is separate from current charges. It does not maintain the building day to day: it funds upcoming major works — roof, facade, elevator — and is built up through regular contributions voted on separately. A share of the fund paid in remains attached to the unit; it is not refunded on resale, it is negotiated into the price.
