How an off-plan purchase is paid
A home bought off-plan is paid for through successive calls for funds, triggered by the confirmed progress of construction and not by the calendar. The first instalment is made when the deed is signed, for the share of the land. The following ones accompany the foundations, reaching watertight and weathertight stage, the technical installations and second-fix works, then the handover of the keys.
The simulator uses the five milestones typical in French-speaking Switzerland and their average shares of the price. The signed construction contract sets the actual number of instalments, their amount and what triggers them: it is the contract that counts.
What the simulator calculates
Equity is committed first, milestone by milestone, until it is used up. Each instalment it does not cover is drawn from the construction loan and carries interim interest until the handover of the keys, at the rate indicated. The result shows the equity committed, the mortgage drawn, the estimated interest and the share of the price allocated to the land, then the detail of each call for funds.
What it does not include
Registration duties, the notary's charges and fees, additional works and upgrades chosen during construction are not included. For these items, the notary fees calculator completes the estimate.
