What notary fees actually cover
The phrase is misleading: the largest share does not go to the notary. It consists of the registration duty levied by the canton on the sale, the land registry fees for recording the transfer, and finally the notary's fees, which follow a tariff and are not negotiable.
Whenever there is financing, the duty on the mortgage certificate issued in the bank's favour is added. That item is why a financed purchase costs more in fees than a cash purchase at the same price.
What the calculation leaves out
The Casatax rebate, reserved for buyers of a main residence, is computed separately and comes off the registration duty.
