What the review covers
Due diligence on a Geneva property runs on four fronts. The title first: land register extract, easements, liens, pre-emption rights, notes and annotations. The property itself next: condition of the building, technical installations, compliance of work carried out, available surveys.
Then the regime: PPE administrative regulations, meeting minutes, budget and renovation fund, ongoing disputes. Finally the situation: zoning, permits granted or pending nearby, heritage protection constraints.
When to carry it out
Before signing the preliminary sale agreement, not after. Once the deed is signed, the checks are only good for documenting a dispute. Items that take time to obtain — land register extract, meeting minutes, permit file — should be requested from the first serious viewing onward.
