Student housing in Geneva: channels, calendar, budget and application file

Student housing in Geneva is a room or studio reserved for students and people in training, let below the market price by a university residence, a foundation or a cooperative, and allocated on the basis of an application. Students who do not obtain a place find housing on the regular rental market, which is open to everyone and more expensive.
Eighteen providers offer nearly 4,000 beds according to AGLAE, which maintains the directory of Geneva residences. On the regular market, the cantonal vacancy rate stands at 0.31% as at 1 June 2026, against 1% in Switzerland as at 1 June 2025.

What housing options are there for students in Geneva?
The housing options for students in Geneva are six student housing channels and the regular rental market, with rents that can differ by a factor of almost two.

The two markets coexist because the regulated student housing channel covers only a fraction of needs: AGLAE lists nearly 4,000 beds for the whole canton, whereas the regular market showed 793 vacant homes as at 1 June 2026, all types of tenant combined.
The operator's status governs access as much as the price. A foundation residence houses people under an accommodation contract or a subletting lease, at the rate set by the institution. A cooperative such as La Ciguë requires the purchase of a CHF 300 cooperative share, is open to any training of 12 hours a week and lets flat-shares co-opt their new member.
When do you need to apply for student housing in Geneva?
You need to apply for student housing in Geneva from 1 April for an autumn semester starting on 14 September 2026, with application windows closing on dates that vary by operator.
Four application windows divide up the year.
- Autumn semester, University of Geneva Housing Office: from 1 April to 15 November.
- Autumn semester, Cité universitaire: until 31 May.
- Spring semester, University of Geneva Housing Office: from 1 December to 15 May.
- Spring semester, Cité universitaire: until 30 November.
Two timing gaps explain why these windows fall well ahead of the start of term. The first comes from the sequence of decisions: the enrolment application is submitted by 30 April for the autumn semester, and processing takes up to three months depending on the programme. The Cité universitaire closes applications on 31 May and replies between June and August.
Applying for housing before the admission decision is the only way to stay within the window: the Cité universitaire requires the enrolment certificate only by 15 October, several months after applications close. Submission order then separates applications that meet equivalent criteria, once the reserved quotas have been deducted.
The second cause of the mismatch lies in tenancy law. Article 266c of the Code of Obligations provides for three months' notice for the termination date set by local custom or, failing that, for the end of a lease quarter. The rental rules and customs published by the canton apply only to buildings governed by the General Housing Act and set no general termination date: each contract sets its own deadlines.
Homes on the regular market become available as leases end, not in step with the September and February intakes.
The timeline below puts these dates in the order in which the student encounters them, from applications opening on 1 April to a closing date that falls two months after the start of term.
The Housing Office gives the person at the top of the list 24 working hours of priority to accept an offer. The reservation becomes final on payment of the first month's rent, which is not refunded if the applicant withdraws.
How much does student housing cost in Geneva?
Student housing in Geneva costs between CHF 150 and CHF 804 a month for a room in a student housing channel, studios excluded, against an average of CHF 926 for a one-room home on the regular rental market.
The two ranges are not quoted on the same basis, and the real gap is smaller than the apparent gap. La Ciguë quotes a net rent whereas the Cité universitaire and Geloge include service charges, Concorde adds CHF 140 per person, and rent on the regular market is quoted excluding charges.
The amount to raise on the day of signing exceeds the first month's rent. The table works out three scenarios at August 2026 rates.

The Cité universitaire collects CHF 600 for a room and CHF 1,200 for a studio, paid into its own accounts, before handing over the keys. Liability insurance is added each year, CHF 31.50 at the Cité universitaire and CHF 69 at La Ciguë; on the regular market, it is taken out with an insurer at the rate of the chosen policy.
The CHF 300 cooperative share and La Ciguë's rent deposit are returned to the tenant on departure. The cooperative's rooms are let unfurnished, unlike the homes of the Cité universitaire, Geloge and the UNIGE Housing Office, which come furnished.
In May 2025, across all categories of housing, the Cantonal Statistics Office (OCSTAT) records an average rent of CHF 915 for one room and CHF 997 for two rooms. A square metre in a one-room flat at free-market rent costs CHF 33.60.
How do you get a place in a student residence in Geneva?
To get a place in a student residence in Geneva, submit your application on logetud.ch, a portal shared by several operators including the UNIGE Housing Office and the Cité universitaire.
The other operators remain outside the portal and each receives a separate application. AGLAE maintains the directory of Geneva residences without reserving any places.
The process takes five steps.
- Check your eligibility against the rules of the operator you are targeting.
- Create your application on logetud.ch during the registration window.
- Attach the enrolment certificate, proof of income and proof of your parents' address.
- Accept the offer received before the priority period expires.
- Pay the first month's rent to confirm the reservation.
At the operators that apply them, the income ceiling and the parental domicile rule out an application without notice.

Registration confers no right to an allocation: UNIGE reserves 30% of the vacant homes at each start of term for exchange students and 50 units for holders of Swiss Government Excellence Scholarships.
What documents do you need to apply for a home in Geneva?
The documents you need to apply for a home in Geneva are proof of identity, a debt enforcement register extract, proof of income, proof of liability insurance and an application form at a Geneva property management agency; an enrolment certificate, an income statement and proof of the parents' address at the UNIGE Housing Office, with the other operators in the student housing channel each having their own list.
The UNIGE Housing Office requires three supporting documents.
- Enrolment certificate, issued by the university for the semester in question.
- Sworn statement of income, on the office's template.
- Proof of the parents' address, a residence certificate or an electricity bill.
The property management agency asks for five.
- Proof of identity or a valid residence permit.
- Debt enforcement register extract less than three months old, ordered from the cantonal office for CHF 17.
- Last three payslips or any other proof of income.
- Proof of liability insurance.
- Rental application form.
The extract covers only proceedings opened at the Geneva office: a student arriving from abroad produces a blank one.
Can you rent a home in Geneva without a guarantor?
Yes, a student can rent a home in Geneva without a guarantor. Tenancy law does not impose any personal guarantee: the Code of Obligations allows security limited to three months' rent, held in an account in the tenant's name.
The student who comes from abroad faces a pitfall of their own: property management agencies want a guarantor domiciled in Switzerland, and the Cantonal Population and Migration Office (OCPM) registers an address only after arrival, within fourteen days. The operators in the student housing channel house people without a domiciled guarantor, serving as an entry point to the market.
Three forms of security take the guarantor's place.
- The cash deposit: three months' rent at most, the only security provided for and regulated by law.
- The insurance-backed rent deposit: a premium calculated on the guaranteed amount replaces the blocked capital; the Cité universitaire accepts it.
- The flat-rate deposit of the student housing channels: an amount set by the operator, independent of any guarantor, required before the keys are handed over.
What housing assistance is available to students in Geneva?
The only housing assistance available to students in Geneva is the cantonal housing allowance, which can be claimed only by a tenant who has been domiciled in the canton for two years and who occupies a home subsidised or approved by the State.
An accommodation contract in a residence does not confer this right. Intended by the General Housing Act for tenants overburdened by the amount of their rent (art. 39A and 39B LGL), the allowance requires that same condition to be met: a furnished room billed with services does not fall within this framework.
The regulation also excludes anyone who has not lived in Geneva continuously for two of the last five years (art. 22 RGL).
An ordinary lease leaves the door open, if the home is subsidised or is the subject of an approval application to the competent department. The allowance ranges from CHF 100 to 1,000 per room per year without exceeding half of the actual rent (art. 24 RGL).
Education assistance falls under a different office, the Scholarships and Study Loans Service, and is conditional on a prior connection to the canton.
Which Geneva neighbourhoods should you live in as a student?
The Geneva neighbourhoods to live in as a student are Champel, Carouge and the right bank towards Vernier. The city centre and Plainpalais concentrate the teaching sites, not the beds.
- Champel: the Cité universitaire, on avenue de Miremont, and the Geloge foundation's hall of residence, on the same plateau as the University Medical Centre and the School of Health Sciences, both located on avenue de Champel.
- Carouge: the Pinchat hall of residence and its 111 studios, at the foot of the Battelle campus, where the Geneva School of Business Administration teaches, on rue de la Tambourine.
- Vernier: the Concorde residence, on avenue de l'Ain, 238 places opened in 2026, away from the university sites.
The scarcity of stock limits the choice: on the student housing market, the place obtained often determines the address, and the area is chosen mainly according to how well it is connected to the teaching site.
How can you spot a fraudulent housing advert in Geneva?
A fraudulent housing advert can be spotted by one decisive signal: payment demanded before any viewing.
Five signals recur in the warnings issued by the Swiss police against housing scams.
- A rent well below the market: the bait.
- An owner who communicates from abroad: the pretext that rules out a viewing.
- A deposit demanded before the viewing: the heart of the scam.
- Payment by Western Union or MoneyGram: untraceable funds.
- Spelling mistakes in the messages: adverts copied in series.
No payment is made before the viewing of the home and the signing of the contract.
The remote applicant combines the weaknesses that scammers look for: they cannot view the home, the start of term is pressing, and paying in advance seems to secure the place.
What can you do when no student housing channel comes through?
Three housing routes remain open in Geneva when no student housing channel comes through: flat-sharing, subletting a room and settling in neighbouring France.
The time left decides between them. Flat-sharing is the slowest route, subletting the quickest, and neighbouring France involves administrative procedures that are put into perspective by the status of a contract signed in a residence, the arrangements for apprentices and the start-of-term fallback solutions.
Is flat-sharing a good solution for students in Geneva?
Yes, flat-sharing remains the cheapest option in Geneva's private housing stock for a student.
At free-market rent, sharing a 4-room flat between four costs close to CHF 410 per person, against CHF 926 for a studio. In May 2025, OCSTAT puts the average rent for a 4-room flat in the canton at CHF 1,639 a month. The price per square metre explains this: CHF 33.60 for a 1-room flat at free-market rent, CHF 21.35 for a 4-room flat.
That leaves the joint liability clause, to be scrutinised before signing a flat-share lease in Geneva. Where it is in the contract, the landlord can demand the entire rent from any one of the co-tenants (CO 143 and 144).
How does subletting a room work in Geneva?
Subletting a room in Geneva works with the landlord's authorisation, requested before the subtenant moves in.
The Code of Obligations (art. 262) allows the landlord to refuse only for three reasons: subletting conditions not communicated, conditions that are abusive compared with those of the main lease, or major inconvenience for the landlord.
Subletting without authorisation is grounds for terminating the main lease after a written protest: the student loses the home and the address to be declared to the OCPM.
At the Cité universitaire, where the contract is not a lease, all subletting is prohibited and punished by immediate termination.
Can you study in Geneva and live in neighbouring France?
Yes, a student can study in Geneva and live in neighbouring France, provided they establish their domicile there and give up the Swiss student residence permit.
That permit does in fact imply a domicile address in Switzerland, as the University of Geneva points out in the access conditions for its housing. A student who depends on it therefore loses the option; one who lives in France and registers there keeps it.
The rent gap is real without being decisive. A one- or two-room flat rents for about EUR 23/m² including charges in Annemasse (2025 rent map), a level well below the Geneva market. Transport takes back part of it: the State of Geneva funds the unireso subscription up to age 24, whereas a monthly Léman Pass subscription between Annemasse and Geneva costs about CHF 115.
Is a residence accommodation contract a lease?
No, a residence's accommodation contract is not a lease. The Cité universitaire speaks of the "right to occupy […] furnished premises, against payment, and with certain services".
This status deprives the resident of the protections of tenancy law on property rental. For example, a rent deposit is limited to three months' rent in an account in the tenant's name (CO 257e), the right to sublet exists with the landlord's consent (CO 262), and notice periods and termination dates are set by law (CO 266c).
The cantonal housing allowance follows the same logic by targeting the tenant of a subsidised or approved home.
Is an apprentice entitled to the same housing as a student in Geneva?
No, an apprentice is not entitled to the same housing as a student in Geneva: residences attached to a higher education institution require enrolment, but La Ciguë and the Fondation officielle de la jeunesse accept apprenticeships.
The Fondation officielle de la jeunesse "manages […] five residences and 190 places for […] apprentices, trainees and young people in integration aged 16 to 30" for a minimum of CHF 470 a month. La Ciguë admits anyone in training for at least twelve hours a week, apprenticeships included. The apprenticeship contract is the key that opens the door.
What should you do if no home has been found before the start of term?
Write to the residences to ask about availability if no home has been found before the start of term: the Cité universitaire answers such requests by email outside the application period.
The start of term relies on three stopgaps.
- temporary accommodation (youth hostel, room in a private home, one-semester sublet), with no guarantee as to its duration;
- the AGLAE directory, each listed provider having its own application file;
- the next registration session of a recent residence: Concorde reopens its own in November 2026, for a move-in in early 2027.
An application submitted to the University of Geneva Housing Office remains active until the autumn window closes on 15 November, at which point applications that have not been served lapse.
