Indicative estimate. The price of a viager is negotiated and the deed is signed before a notary in authentic form. The occupancy discount used here is the present value of the rent the property would earn over the annuitant's expected lifetime.
It applies the following parameters.
- Payment period taken from the 2023 life table of the Swiss Federal Statistical Office, on one or two lives.
- Technical rate of 3.5% by default, freely negotiable between the parties.
- For an occupied viager, a discount equal to the present value of the rent the property would earn over the expected lifetime.
- Taxable portion of the annuity set at 7%, as published by the Swiss Federal Tax Administration for 2025.
Is the calculator's result the sale price?
