Geneva scales as at 24 August 2026. Registration duty 3% (LDE art. 33), land registry fee 0.21% capped at 40,000 francs (REmORFDIT art. 3), notary fees by successive decreasing brackets (REmNot art. 10). Indicative results: they replace neither a financing quote nor tax advice.

Three inputs determine the accuracy of the result.

  • Net rent. Enter the rent excluding charges, without the heating cost advance payment or the ancillary costs billed to the tenant.
  • Total cost. The acquisition costs are pre-filled using the Geneva scale; transfer tax rates from another canton do not apply to a property located in Geneva.
  • Mortgage rate. Use the rate actually granted at the date of the financing offer, not a value recorded in previous years.

The calculator provisions for works and vacancy, two items the simple formula overlooks: its net yield falls below the 2.14% of the example.

How do you read the five yields?

The gross yield divides the annual rent by the price paid, acquisition costs included. The net yield deducts the charges the lease leaves to the owner: maintenance, insurance, management fees, provisions. This is the one that lets you compare two properties.

The after-tax yield factors in your marginal tax rate, because the rent received is added to taxable income. The return on equity divides the result by the amount actually committed, mortgage deducted, rather than the price of the property: this is the one that rises when you borrow more.

The annual cash flow says what is left in your pocket once interest and amortization are paid. It can be negative even while the yield stays positive.

What the calculation does not say about Geneva

A yield is judged against a rent that tenancy law allows. In Geneva, the rent of an acquired property is not free: it remains tied to the owner's permissible return, and a tenant can challenge it after a sale. A yield calculated on an overvalued rent does not hold up.

Geneva acquisition costs weigh on the denominator: transfer duty, land registry fees, notary's fees. The calculator adds them to the price, just as a bank does.
