As expected, property prices in Switzerland will continue to rise in 2022. This also applies to the canton of Geneva, where housing supply remains low in relation to demand.

House prices in the canton of Geneva

Prices per m² for single-family homes will continue to rise in the canton of Geneva in 2022. However, for the time being, this increase is fairly moderate compared with the rise in prices during 2021. In 2021, the price of a single-family home rose by 4%. At present, the increase is around 3%.

The median price of a single-family home is different for each commune in the canton of Geneva. Four communes in the canton have a significantly higher average price per m² than the others:

  • Cologny: CHF 15,851 ;
  • Geneva: CHF 15,545 ;
  • Vandoeuvres: CHF 15,401 ;
  • Collonge-Bellerive : CHF 14,755 ;
  • Anières : CHF 13,806 ;
  • Carouge: CHF 13,679.

Most communes offer single-family homes with a price per m² below 12,000 CHF. It’s even possible to buy a house for less than CHF 10,000 per m² in some communes, such as :

  • Puplinge: CHF 9,149 ;
  • Perly-Certoux: CHF 9,638 ;
  • Aire-la-Ville: CHF 8,975 ;
  • Bellevue: CHF 9,214 ;
  • Russin: CHF 7,241 ;
  • Avully: CHF 6,976.

For the canton as a whole, the average price per m² for a single-family home is CHF 13,440. The sale price of houses on the market today ranges from CHF 1,575,000 to CHF 7,500,000.

Percentage increase in single-family home prices

Prices have risen in almost all communes in the canton of Geneva over the past year. The biggest increases were recorded in the following communes:

  • Russin: 12.7% ;
  • Cologny: 11.9% ;
  • Satigny: 11.7% ;
  • Vandoeuvres: 11.6%.

The following three communes show the smallest increase in the price per m² of single-family homes in the canton of Geneva:

  • Puplinge: 3.8% ;
  • Avully: 3.1% ;
  • Laconnex: 2.6%.

Apartment prices in the canton of Geneva

To become the owner of an apartment in the canton of Geneva, expect to pay CHF 13,537 per m². This is the average price for an apartment in the canton.

As in the case of single-family homes, some communities with a high demand for apartments have significantly higher prices. At present, the average price per m² is over CHF 12,000 in the following municipalities:

  • Vandoeuvres: CHF 15,343 ;
  • Cologny: CHF 14,158 ;
  • Carouge: CHF 13,651 ;
  • Pregny-Chambésy: CHF 13,307 ;
  • Collonge-Bellerive: CHF 13,107 ;
  • Genthod: CHF 12,735.

Over the past 12 months, apartment prices have risen in all Geneva municipalities. The only commune where the price per m² fell was Gy.

Rental market in the canton of Geneva

Since 2019, a large proportion of new buildings in the canton of Geneva have been for rental purposes. That said, supply is not yet keeping pace with demand.

To rent an apartment in the canton, the average annual rent is CHF 408 per m². The average monthly rent on the market is CHF 2,190. This price varies not only by municipality, but also by apartment type. A studio apartment in the canton costs CHF 1,300/month, while a 5-room apartment costs over CHF 3,000/month.

The median rent for a house in Geneva and the canton is CHF 5,500 for the third quarter of 2022, or CHF 32 per m² per month.
